Ayala Land has officially opened a new chapter in its Cebu expansion with the public launch of Gatewalk Drive, a strategic access road that signals the beginning of a major transformation in Mandaue City. The event, held on December 18, 2025, marks the first physical step in developing Gatewalk into the area's newest integrated commercial and lifestyle district.
A Strategic Link for a Growing City
The newly inaugurated road connects Lopez Jaena Street to M. Logarta Avenue, improving mobility and creating a more strategic route within Mandaue's northern corridor. For years, Mandaue has been a vital industrial and economic link in Metro Cebu. This infrastructure project, led by Ayala Land, is designed to strengthen that role by enhancing connectivity between major thoroughfares and unlocking the potential of the surrounding estate.
Key figures from both the public and private sectors attended the ribbon-cutting ceremony. The event was graced by Mandaue City Mayor Jonkie Ouano, Barangay Subangdaku Captain Ramonita Manatad, and Hyll Retuya, Head of the Traffic Enforcement Agency of Mandaue (TEAM). Ayala Land was represented by senior executives including Yeng Tupaz, Head of Central Luzon and VisMin Estates, Jay Teodoro, Deputy Head for VisMin Estates, and Bong Gonzales, Construction Management Product Line Head for Estates.
The Vision for Gatewalk: Mandaue's Central Hub
Gatewalk is envisioned to become the central commercial and lifestyle district of Mandaue City, following the successful blueprint of Ayala Land's Cebu Business Park and Cebu I.T. Park. The master plan focuses on modern urban design, inclusive growth, and seamless connectivity.
"The opening of Gatewalk Drive is a strong start to the district's long-term vision," said Jennylle 'Yeng' Tupaz, Head of Central Luzon and VisMin Estates for Ayala Land. "Gatewalk is designed to become a central hub in Mandaue, where accessibility, commerce, and community come together."
The district's future development will feature a diverse mix of components:
- A next-generation Ayala Malls set to open by the end of 2026, featuring immersive entertainment and dining concepts.
- A walkable, 1-hectare Greenway with landscaped parks and pedestrian corridors to promote an active lifestyle.
- Integrated spaces for office, retail, leisure, and civic activities, all designed to foster community life.
Positioning in Metro Cebu's Growth Wave
Gatewalk is a cornerstone of Ayala Land's newest estate network across Metro Cebu. It joins other emerging developments like South Coast City in Cebu City and Seagrove in Lapu-Lapu City. Together, these projects aim to complement the company's established parks while opening new frontiers for investment and urban living in the region.
With the opening of Gatewalk Drive, development momentum is now building. A limited number of prime commercial lots along M. Logarta Avenue are available, poised to become future sites for corporate headquarters and landmark business addresses.
This milestone is more than just a new road; it is the foundational step in reshaping how people live, work, and connect in Mandaue City. Gatewalk is poised to become one of Metro Cebu's most dynamic and exciting new destinations, built on a vision of sustainable growth and vibrant community life.
