Cebu Landmasters Inc. (CLI), a prominent developer based in the Visayas-Mindanao region, is significantly expanding its strategic partnership with Japan's NTT UD Asia Pte. Ltd. for a new residential and retail project in Pasig City. This move represents a bold step into the highly competitive Metro Manila market, as disclosed in a stock exchange filing on Monday, February 16, 2026.
Project Details and Development Strategy
The project will be constructed along a major thoroughfare in Pasig City and developed through CLI Luzon Ventures Inc., a subsidiary focused on Luzon operations. This venture leverages CLI's extensive experience in Philippine real estate with NTTUDA's Japanese-inspired development standards, aiming to deliver high-quality urban living solutions.
NTTUDA is a subsidiary of NTT Urban Development Corp., the property arm of Japan's NTT Group, a global conglomerate. The multi-phase development is scheduled for launch by the end of 2026 and will feature eight residential towers integrated with retail spaces.
Key Features and Design Philosophy
The condominium project emphasizes efficient space planning, sustainable design principles, and curated amenities, all designed to enhance long-term livability and increase asset value for residents. This approach reflects a commitment to creating communities that prioritize both functionality and environmental responsibility.
Strengthening a Proven Collaboration
This Pasig development marks the second collaboration between CLI and the NTTUD Group, following the successful launch of The Wave Towers at Cebu IT Park in 2024. The continued partnership underscores the mutual trust and shared values between the two organizations.
Jose Soberano III, chairman and CEO of CLI, highlighted the significance of this expansion, stating, "Building on the success of our first collaboration in Cebu, this Luzon project reflects the deep trust between our organizations and our shared commitment to quality, discipline, and long-term value." He added that through CLI Luzon Ventures, the company is bringing its proven execution strengths, combined with Japanese-inspired design standards, into the National Capital Region market.
Global Expertise and Local Integration
Kou Ikeda, president and CEO of NTTUD, expressed enthusiasm for the new challenge, noting the company's encouragement from CLI's strong operations during their initial project. "We are very excited to take on a new challenge together in a new area through this project," Ikeda said. He emphasized that NTTUD will utilize its extensive experience from Japan and other countries to deliver developments that are closely connected to local communities, fostering sustainable urban growth.
Confidence in the Philippine Market
The expanded partnership demonstrates NTTUD's long-term confidence in the Philippines' urban growth and housing demand. As a global real estate developer with investments in residential, office, and mixed-use projects worldwide, NTTUD's involvement signals strong international interest in the country's property sector.
Founded in 2003, CLI has completed over 132 projects across 18 cities nationwide, with a diverse portfolio including residential, office, hotel, mixed-use, and township developments. The new Pasig project strengthens CLI's geographic diversification strategy and reinforces its position as one of the Philippines' fastest-growing listed developers, poised to make a significant impact in Metro Manila.
