Escandor Development Corporation Celebrates Completion of Matina Enclaves Phase 1 in Davao City
Escandor Development Corporation (Esdevco) has officially marked the completion of the first phase of its Matina Enclaves Residences project in Davao City. The ceremonial ribbon-cutting for Building E, a 12-story mid-rise tower with 230 units, took place on Friday, April 10, 2026, led by company matriarch Violeta Escandor and president and CEO Glenn Escandor. This event signifies the turnover readiness of the fifth and final building under Phase 1, bringing the entire initial development to a successful close.
Project Milestone and Sales Success
According to project director Gerald Kent Garces, this milestone represents the culmination of the project's five-building mid-rise development. "That's the completion of the first phase of the Matina Enclaves. This is the last building of the mid-rise development," Garces stated. He revealed that Building E is already 90 percent sold, with many buyers having completed down payments and awaiting the blessing before moving in. "Units are ready for turnover. Owners can move in anytime," he added, highlighting the immediate availability for residents.
Phased Expansion and Design Features
The development followed a strategic phased vertical expansion, as detailed by Garces:
- It began with an eight-storey building.
- This was followed by two 10-storey structures.
- The phase concluded with two 12-storey towers, including Building E.
Garces noted that the final buildings feature larger footprints but retain the same unit configuration, which is specifically designed for end-users rather than the rental market. "Relatively speaking, the units here are bigger compared to typical rental-oriented developments," he explained, emphasizing the project's focus on providing spacious living environments for homeowners.
Buyer Demographics and Future Plans
Buyers for Matina Enclaves come from a diverse mix of local and out-of-town markets, with most based in Davao City and others hailing from nearby provinces. This broad appeal underscores the project's attractiveness in the region. Looking ahead, Garces confirmed that Phase 2 is already underway, starting with a 27-storey tower under the Enclaves Towers brand. This next phase promises to build on the success of the initial development, further expanding Esdevco's footprint in Davao's real estate landscape.
