The SM Development Corporation (SMDC) is significantly expanding its presence in Western Visayas and Negros Island, with ambitious plans to turn over at least 4,000 residential units and develop over 150 hectares of land by 2026. This strategic move marks a shift from individual project launches to comprehensive estate development, supported by enhanced infrastructure and regional hubs.

Upcoming Residential Unit Turnovers in 2026

Across Western Visayas, SMDC has scheduled the turnover of approximately 3,800 to 4,000 units in 2026. Key projects include:

  • Glade Residences: Around 1,900 units set for turnover starting in April 2026.
  • Style Residences in Iloilo: Close to 1,000 units, which are already fully sold.
  • Smile Residences in Bacolod: Approximately 1,100 units planned for mid-year turnover.

These turnovers reflect ongoing construction progress and coordinated completion timelines, ensuring timely delivery to buyers.

Infrastructure Development at Parkville Estate

At Parkville by SMDC Nature, a 2,394-lot residential estate targeted for completion in 2028, land development is actively underway. This includes internal road construction and drainage systems. The estate's main spine road is expected to be accessible by December 2026, pending final site confirmation.

A key feature is a four-lane elevated bridge, engineered to be flood-resilient and seismic-compliant. This bridge provides direct access to Burgos Avenue and will support more than 2,300 future lot owners. The bridge's groundbreaking occurred on January 31, 2026, in Barangay Granada, Bacolod City, serving as the primary gateway to the 52-hectare development.

Regional Operations and Land Expansion

To bolster its regional presence, SMDC has established a 300-square-meter office in the Iloilo CBD. This hub handles sales processing, CTS documentation, PDC receiving, and customer support, reducing reliance on Manila-based coordination and enhancing service for buyers in Iloilo and Bacolod.

Additionally, SMDC has secured significant land holdings for future development:

  • 8 hectares in Iloilo, currently in the planning stage.
  • 74 hectares in Barangay Granada, Bacolod City.
  • 71 hectares in Silay City, Negros Occidental.

This totals over 150 hectares, ensuring pipeline continuity and long-term growth in the region.

Strategic Vision and Community Integration

Parkville is strategically located in one of Bacolod's most accessible areas, near the newly opened Burgos–Negros Occidental Economic Highway, which provides seamless access to both northern and southern parts of the city. The community is designed to unfold gradually, with infrastructure, open spaces, and residential zones developing in harmony.

The Parkville Bridge is central to this strategy, designed as a four-lane roadway to handle future traffic from over 2,300 residents. It efficiently channels traffic from the main highway, preserving internal roads for residential use. Visually, the bridge integrates with the Parkville environment, featuring contemporary lines and details like wood-grain tubular steel slats and patterned concrete.

This development represents a shift from planning to permanence, with systems built to last rather than rush. In Bacolod, known as the City of Smiles, SMDC aims to balance growth with care, making Western Visayas and Negros Island key contributors to its national portfolio in the coming years.
